Between 2018 and 2023, Kapoor raised around $89 million from investors under the pretense of developing real estate projects in areas like Coral Gables, Coconut Grove, Miami Beach, and Fort Lauderdale. However, as stated by the prosecution, most of these projects never materialized. Instead, Kapoor channeled millions into his personal expenditures.

Lavish Lifestyle Funded by Investors

Court records reveal that over a span of five years, Kapoor drew more than six million dollars from Location Ventures and its projects. These funds were used to support his extravagant lifestyle, including the purchase of a 68-foot yacht, a 2.8-carat diamond ring, and a luxurious mansion in Cocoplum, a high-end residential enclave in South Florida.

Furthermore, Kapoor misled investors by claiming he, his business partner, and relatives had invested approximately $13 million of their own money into Location Ventures. In reality, the actual contribution was about half that amount, according to the prosecution.

The fraudulent scheme extended to pre-construction condominium buyers. Authorities disclosed that Kapoor made false statements to escrow agents to release buyers' deposits, which he then used for personal expenses or unrelated projects.

Kapoor’s financial misconduct wasn't confined to investor funds. He withheld about $1.3 million in payroll taxes from Location Ventures employees and failed to remit these funds to the IRS. The IRS reported that while neglecting these tax obligations, Kapoor extracted over two million dollars from Location Ventures' bank accounts.

As federal prosecutor Jason A. Reding Quiñones noted, Kapoor amassed nearly $89 million by promising real estate developments and diverted millions for his opulent lifestyle. The IRS, represented by interim head Scott Johnson of the Criminal Investigation Division in Florida, emphasized that financial fraudsters "cannot hide behind luxury or deceit."

Part of Kapoor's legal proceedings included agreeing to surrender the 2.8-carat diamond ring purchased with investor funds. However, the U.S. Attorney's Office did not specify any restitution amount for affected investors in their sentencing announcement.

This case emerges amid increased scrutiny of the financial risks in South Florida's real estate market. For instance, a proposed tower in Hialeah with 347 apartments is facing foreclosure due to an alleged $31.1 million default, with additional creditors seeking substantial sums tied to the project.

Moreover, Miami-Dade's real estate market is showing signs of a slowdown. In June, the county's taxable value growth decreased to 5.5%, and new construction value dropped from approximately $8.6 billion in 2025 to $5.1 billion in 2026. Foreclosures are also on the rise, with Florida recording 27,494 foreclosures in the first half of 2026, one of the highest figures nationwide according to ATTOM data.

Recently, rental rates and some listing prices in Miami-Dade declined in September, highlighting significant disparities across areas like Miami, Hialeah, Doral, Kendall, and Homestead.
