After two decades of closure, the historic Coconut Grove Playhouse, a landmark theater in Florida, is on the verge of a grand revival. A $58.4 million project aims to completely transform the cultural heart of Miami's Coconut Grove neighborhood.
The journey to this point has been a long one. The venue originally shuttered its doors in 2006 due to financial troubles. Since then, it has been mired in legal battles, historic preservation debates, and design changes that stalled progress for years.
A Milestone for Miami-Dade
The stalemate ended on July 9 when the Miami City Commission unanimously approved an appeal related to Miami-Dade's zoning applications. This decision enabled the county to proceed with permits for the second phase of the construction.
Preserving the Past, Building the Future
The iconic Mediterranean Revival façade, first erected in 1927, will be lovingly restored, maintaining its prominent position along Main Highway and Charles Avenue. Behind this historic exterior, however, significant transformation is underway. The former auditorium, which once seated nearly 1,100, will give way to a state-of-the-art 310-seat theater. This modern venue is set to become the permanent home of GableStage, a regional theater company in South Florida.
The project, spearheaded by Arquitectonica with landscaping by ArquitectonicaGEO, cleverly separates the historic façade from the new theater with open spaces and circulation areas. In 2018, a court of appeals supported this approach, asserting that while the front structure retained architectural significance, the old auditorium did not.
More Than Just a Theater
The new complex is designed to be much more than a performance space. Plans include a public plaza, green areas, pedestrian pathways, commercial spaces, restaurants, offices, and educational facilities, all aiming to make the site a lively community hub, both during and outside of performances.
The development also features a public parking facility with around 289 spaces, created in collaboration with the Miami Parking Authority.
Liliana Hernández, spokesperson for the Miami-Dade Department of Cultural Affairs, shared with Diario Las Américas the project's scope: “It will offer a modern, state-of-the-art theater alongside restored historic facilities, revitalizing a cultural landmark in the heart of Coconut Grove. This will enhance access to the arts, support local artists and organizations, and boost the area's economic development.”
“Moreover, a dedicated space for theater education will enrich artistic offerings for students and families in Coconut Grove and throughout Miami-Dade,” she added.
Community Concerns
Not everyone is wholeheartedly embracing the project. According to Telemundo 51, residents of West Grove and Little Bahamas, historically Black communities near the Playhouse, have voiced concerns about traffic, noise, and the impact of commercial activity on their residential neighborhood.
To address these issues, conditions have been included in the approval process to mitigate these effects, such as a buffer zone near homes, a traffic study, and a neighborhood-involved mitigation plan.
Voices from the artistic community also raise concerns. Alexa Kuve, actress, producer, and founder of the theater group Arca Images, noted that institutional support for culture often falls short of action: “There is verbal acknowledgment of culture's importance and the sector's challenges. But the problem is that this recognition does not always translate into concrete decisions, clear schedules, or sufficient resources.”
Looking Ahead to Reopening
Construction of the new theater has yet to commence, though rehabilitation and stabilization work has already been completed on the historic building.
According to the official timeline confirmed by the Department of Cultural Affairs, a partial reopening is projected for 2027, coinciding with the Playhouse's centennial. Full completion is anticipated by 2028, though Hernández noted that this goal is contingent upon the construction schedule for phase 2, which relies on securing permits and bidding.
